Every New Villas home features advanced Smart Home security and technology. Front, rear and doorbell cameras, smart locks, and a remote management app are part of your standard security system.

Remote thermostat management, and peace-of-mind detectors for water leaks, smoke in the air, or dramatic temperature changes are more perks available with the standard system.

Villas Ventures, LLC. has selected Modern Systems as its exclusive partner, offering today’s most advanced Security & Smart Home technology in every home.

Each new Home and Condo will feature the following:

Quik Set Smart Door Lock. The smart lock will work through the Resideo Total Connect APP to lock or unlock your door remotely. When the door is unlocked, the Security System automatically disarms, taking the hassle out of protecting your home. Guest, contractors, housekeepers, etc., can all have different codes controlled by you. As a bonus, you will always know who comes and goes and exactly when.
High-Low Temperature Alert. Get a text if the temperature falls below 45 degrees or rises above 95 degrees for more than 10 minutes. We’ll notify you, so you don’t have to notify your insurance company. This service is free with every system.
Resideo Thermostat. Through the same APP, you remotely control the temperature at your home. Have total control when you are home and take control when unoccupied. Save money on utility bills and wear and tear on your HVAC system.
Resideo SkyBell Video Door Bell. The added benefit of SkyBell is you will know instantly when someone is at your door. See and talk to them from anywhere in the world.
Water Leak Detector. Simple, affordable, and wireless. We place one at the water heater and other places upon request. If a leak is detected, you’re instantly notified. Again, we’ll contact you, so you don’t have to contact your insurance company.
The Resideo Pro Series control panel is the brain behind the system. Every new home comes with a basic security system. You can arm or disarm the system locally or remotely through the Resideo Total Connect APP.
Life Saftey! Each unit will have the latest Resideo life safety smoke detectors. When one goes, they all go. Voice alerts and lights help guide you to safety.
Each unit will be prewired with front and rear Honeywell Total Connect Cameras. You’ll have peace of mind being able to see what’s going on around your home as well as getting alerted when someone approaches.

Gated Security

The Villas is a secure community with a gated entry (accessible via a touchpad or optional remote) monitored and serviced by Modern Security Systems.

Postal Boxes

A bank of US Postal Service mailboxes, including outgoing mail slots and parcel boxes, is located in a gazebo at the intersection of Villa Place and Cathedral Place, near the clubhouse. Residents may obtain one of these mailboxes, subject to availability, by visiting the US Post Office on Highway 90 in Bronston.

Gazebos

A pair of large, wooden gazebos are located on the Villas grounds for relaxing, small parties or even photographs.

Keeping Up Appearances

The maintenance crew for The Villas works year round to keep things tidy. The lawns are mowed regularly from spring through fall, and shrubs around each unit are trimmed twice per year.
